The Jakarta Provincial Government is promoting 40 regional government-owned assets with an estimated initial investment potential of Rp22.37 trillion through the Jakarta Asset Forum & Expo (JAFEX) 2026, held at The St. Regis Jakarta in Setiabudi, South Jakarta, on Tuesday (August 11).
The forum brings together government representatives, investors, businesses, financial institutions and development partners to explore opportunities to optimize Jakarta’s regional assets through productive and sustainable partnership schemes.
Jakarta Governor Pramono Anung said the forum is intended to connect the city’s asset potential with strategic partners and ensure that government-owned assets generate greater economic and social value for residents.
“Regional assets must be managed optimally so they do not merely remain recorded as assets, but instead provide benefits and added value for the community,” Pramono said while opening JAFEX 2026.
The 40 regional assets are projected to be developed into productive properties and facilities that can support connectivity, economic activity, public services and the quality of public spaces across Jakarta.
Pramono noted that the Rp22.37 trillion figure represents an initial investment estimate for feasibility studies. The actual investment value will depend on further technical assessments, designs, building specifications and cost calculations.
Asset optimization is becoming an increasingly important part of Jakarta’s strategy to improve asset productivity while expanding alternative sources of development financing. In 2026, Jakarta’s Regional Asset Management Agency is targeting an increase in revenue from asset utilization, from Rp805 billion to Rp1 trillion.
The assets promoted through JAFEX 2026 cover a wide range of potential developments, including transit-oriented development (TOD) areas, waterfront and riverfront projects, mixed-use developments, sports and recreational facilities, commercial and creative spaces, as well as outdoor media opportunities.
“These assets can be developed for various needs, such as TOD, waterfront and riverfront areas, mixed-use developments, sports and recreation facilities, commercial and creative spaces, and outdoor media. The objective is to create connectivity and economic opportunities while improving public services,” Pramono said.
The governor emphasized that Jakarta’s development needs cannot rely solely on the regional budget, or APBD. As a result, the provincial government is continuing to explore creative financing mechanisms, asset utilization partnerships and developer obligations to support infrastructure and public facility development.
One example is the planned development of the Jakarta International Cultural Hub in Kuningan, which is being pursued through collaboration with the private sector without relying on APBD funding.
“Jakarta’s development cannot rely solely on the APBD. Therefore, we are encouraging creative financing and partnership schemes, including compensation related to additional floor area ratio (KLB), to support the development of infrastructure and public facilities,” Pramono said.
Through JAFEX 2026, the Jakarta administration hopes to move beyond simply promoting government-owned assets and instead generate concrete partnerships that are commercially viable, transparent and aligned with public interests.
“We hope JAFEX will result in concrete partnerships based on professional and transparent principles. Every asset utilization initiative must benefit the community, create economic value and business opportunities, and deliver long-term value for Jakarta as a competitive, inclusive and sustainable global city,” Pramono said.
Coordinating Minister for Infrastructure and Regional Development Agus Harimurti Yudhoyono also welcomed the initiative, highlighting the importance of collaboration between the government and private-sector stakeholders.
“Hopefully, Jakarta can become a city full of innovation, a global city that brings progress and prosperity for everyone,” AHY said.
According to AHY, stronger cooperation among government institutions, investors, businesses, financial institutions and development partners will be essential to transforming public assets into infrastructure and services that deliver tangible benefits to society.
“If we can bring all these strengths together through synergy and collaboration, we will have a significant opportunity to transform public assets into something that people can truly benefit from,” AHY concluded.
Through JAFEX 2026, Jakarta is positioning its regional assets not only as public properties to be managed, but also as potential catalysts for investment, economic activity, infrastructure development and improved public services.
