Research conducted by real estate agent, Colliers, indicates that both domestic and foreign investors are currently in an exploratory and wait-and-see phase amid ongoing global economic volatility. As a result, demand remains solif but has become increasingly selective.
“Transactions are primarily concentrated in sectors with clear long-term growth drivers, such as manufacturing, data centers, chemical industries, and EV-related industries,” Colliers stated in a release quoted on Tuesday, June 9, 2026.
Moving forward, developers will need to focus on meeting sector-specific demand. They can align their product offerings and industrial estate development plans with the needs of end-users, particularly data center operators and high-tech manufacturers.
In this regard, improving infrastructure readiness, ensuring reliable utility services, and simplifying licensing procedures will remain key factors in attracting investment.
Furthermore, in its Quarterly Property Market Report Q1-2026, Colliers noted that industrial estates across Greater Jakarta have reached a relatively mature stage, while the availability of industrial land continues to decline. As a result, occupiers and investors are increasingly considering alternative locations further east, where larger land banks and more competitive prices are available.
In addition to addressing sector-specific demand, developers should also capitalize on spillover demand. Colliers sees industrial estates in emerging corridors such as Purawakarta and Subang as being strategically positioned, supported by ongoing infrastructure improvements and the entry of major anchor investments that strengthen market confidence.
Going forward, developers will need to adopt competitive pricing strategies while offering flexible and scalable land options. These two approaches are expected to be crucial in maintaining market momentum throughout 2026.
